Buying a home is probably the biggest investment most people will make in their lifetime. Understand your choices. You need to know what you can afford, what you want, what you need. If you are a first time home buyer, give me a call. I am happy to walk you through the different processes you will be going through and facing. If you know what to do every step of the way what can seem daunting and scary can soon feel "old hat". |

Contact your Bank or Mortgage Broker. They will go over your finances and let you know exactly what you can afford. This way you will not be disappointed and find out that what you thought you could buy, you can't. When you know your budget you know where you can buy. |

Price is not the only determining factor |

Decide what you and your family need. How many bedrooms. Location as pertains to work and play. Type of home and how it will affect your lifestyle. Limits you will go to as far as repairs and renovations. Time limitations you might have for finding a home. |

Just kidding, but seriously, if you stay open, flexible and available then what you need and what you want can be the same thing. Get pre-approved, establish a Buyers agency with a Realtor you have confidence in and find yourself the property you want at a price you can afford. |

Step One, Contact a Realtor |

A Realtor can advise you how best to prepare your property for sale |

When you decide you would like to sell, contact a few different Real Estate Companies. Shop around. Most Realtors will not charge a fee to come and discuss with you their marketing strategies and fees. Also, they will let you know what you need to do to better prepare your property for sale. Don't rush ahead with renos before consulting a professional. |

Step Two, Decide on a Realtor |

This is your decision, it is your property |

Take your time and don't allow yourself to be rushed.Examine the commission rates and marketing strategies and sales records of the Realtors you've consulted. When you decide, you will sign a Listing Agreement with your Realtor and they can go to work for you. |

Step Three, Be Prepared |

Your Realtor will probably advise you to present your yard and home in a certain manner. There is a reason for their advice and if you want to garner the best price and a prompt sale you will do the best you can to work with them. |
